About...
Parkside is a gated community in the town of Prosper, Texas - established in 2016. The master design of this community ensures plenty of green space (eight acres!) including ponds, walking trails, tree-lined streets and a spacious central park. Home sites are available in many different sizes - up to 1/2 acre. There are plenty of cul-de-sacs integrated into the neighborhood, and many lots back up to a green belt, or look out over the ponds and the central park. The community is gated and connected to the NTTA toll-tag system (i.e. no separate gate opening devices required), to ensure maximum security to its residents. The building of new homes was completed in 2021.
What sets Parkside apart ?
Unlike so many places around DFW, the Parkside community is not build on a flat piece of land... It has hills and creeks, and the developer added ponds and trails, making it unique in terms of looks and feel. The central park created inside the gated community truly provides and focal point - giving it a unique character compared with many other communities in the North Dallas area.
Location
Parkside is located West of Coit Road, just North of Prosper Trail - one mile North of Highway 380 (University).
Community
Parkside has its own Home Owners Association (HOA).
County... Parkside is located inside Collin County.
The Parkside community is served by Prosper ISD - and students from our community can attend Rucker Elementary (K-5), Reynolds Middle School. (6-8) and Prosper High School (9-12).

History
The master plan for the Parkside community was developed by Dale Clark - who also masterminded Whitley Place and many other developments before that (The Meadow at Montgomery Farm – Allen; West Falls Village – Frisco; Lawler Park – Frisco; Westwyck Hills – Southlake; Coventry Manor – Southlake).
In the 1980’s Dale Clark was a very well known custom builder and responsible for many of the high end meticulous North Dallas homes. His father was legendary developer Warren Clark. His signature custom home was huge, elegant homes built close to green belts.
HOA
The HOA duties are around $1,600 a year - with the main HOA accountabilities being the private roads, the significant amount of common areas and green space to be maintained, the gates and related security access, and of course the ponds.
